Property Managers have a lot to accomplish on a daily, weekly and even monthly basis. They oversee just about everything for the buildings they manage. This can include finding and screening prospective tenants, managing complaints and maintenance issues, as well as handling tenant move outs and evictions.
It is simply astounding just how much Property Managers have on their plates at one time.
Therefore, it is so important for Property Managers to have a trusted list of resources for maintenance issues. At Restoration RX, we pride ourselves on being the #1 go-to roofing expert for our property management clients. They trust us to get the job done right no matter what it is.
Here are just some of the most requested jobs we perform for our property managers.
This is the most requested service by property managers. What is an inspection? Most roofing companies will be happy to have the opportunity to “inspect” your roof. They may even take a couple photos to help tell a story. However, most inspections are little more than an opinion of what they see, with the goal of talking a property owner into a new roof. Restoration RX takes a different approach. Our inspections are a forensic determination of the current condition of your roof for the soul purpose of preparing a 50 point inspection report. Completed reports are the only way to make a true assessment of your roof. Only then can additional recommendations be properly made.
When property investors are looking to purchase a building, it’s important for them to understand what shape the roof is in. Does it need to be repaired? Does it still have a valid warranty? How long will it last before it needs to be fully replaced? With quality information, investors can determine the proper price for the building and any mandated updates before they purchase. We provide this information to the property manager who in turn shares it with the owner. Certifications are also needed to determine Leakfree roofing systems that will conform to all insurance, manufacturer and mortgage requirements. Everyone has the information they need to move forward in a timely manner.
Roof repairs are essential for maintaining the life of any roof. A well-functioning roof system is often “out of sight, out of mind.” However, it’s important to frequently inspect your roofing system in order to detect potential problems before they turn into bigger more expensive issues. The fact is, the longer you wait to fix small issues, the more likely they become significant problems. Every leak de-values the property you’re working so hard to profit from. A annual or semiannual roof maintenance schedule will proactively prevent many issues well before any actual secondary damages are reported. This will save money and time, not to mention less stress on both tenants and management alike.
Many times, our property manager and HOA clients need full roof replacements. This type of work can be challenging for property managers as they are always trying to keep business as usual while the replacement is happening. At Restoration RX, we work with our clients to make sure we stay out of the way so that business can continue with minor interruptions. Most Property management companies and HOA’s rarely have plans in place to deal with hail or hi wind events. Restoration RX has over a dozen years dealing with complex insurance claims for multi-family or Home-Owner-Associations.
Here are five roof repairs that should be made right away.
1. Missing or Loose Shingles
Shingles are designed to protect your home. Professionally installing them can ensure water will not get underneath. Missing shingles and loose shingles must get fixed right away to assure the integrity of your roofing system. Its imperative to have you roof checked after all high wind events to ensure all shingles are properly sealed.
2. Fallen Debris
When debris falls on the roof, it can cause immediate damage. Even if it doesn’t leave a hole in the roof, it can be dangerous. Items that sit on the roof often harbor moisture which harms the shingles where the debris is sitting. It’s important to remove debris on a regular basis and then inspect for damage that may have removed granulation, ripped or tore shingles. Hail is also in this category, hail impacts can cause significant damages that need addressed immediately.
There is nothing more damaging to your roofing system than leaking water. If you notice a leak—even if it’s a small one—it’s important that you call a roofing company right away. Even if it doesn’t look bad at present, that leak could cause significant damage to the roof support structure. What’s more, it can contribute to growing mold and mildew in your attic. Remember, that leak has traveled through shingles, underlayment, decking, insulation and drywall. It’s a lot worse than you think.
4. Flashing Metals & Projections
Its imperative all areas where your roofing intersects with a wall, skylight, plumbing vent projection or any other area where your primary roof surface is interrupted be inspected every spring and fall prior to major changes to weather. These areas are high risk areas that are known to leak from normal wear and tear and major weather events are needed and these areas can still fail.
5. Clogged Gutters
While gutters are not technically part of the roof, they are an important part of the overall roofing system. Keeping them free of debris and unclogged will allow water to flow away from your roof and into your yard. If you notice something clogging the gutters, or see an area where they are overflowing, have it cleaned out immediately.
Regular roof maintenance is vital to the longevity of any roofing system. We are vigilant with our property management and HOA clients ensuring they are on a regular maintenance schedule. This is also extremely important in order to get the full value out of the life of their roof warranty. Here are some of the maintenance activities we recommend performing at least twice per year.
